The structure itself surrounds a public courtyard that is cooled by recycled air from the surrounding office spaces, as well as by shaded thermal mass facade panels around the perimeter of the ground floor and a combination of natural landscaping features and water pools.
Energy demand is reduced through high-performance building insulation,inward sloping façade design and materials that limits heat gain, natural ventilation, shading strategies and advanced building systems. It also maximises day lighting and will feature numerous smart appliances.
